Volume did the correcting this quarter, not price. Closed sales fell to a 5-quarter low of 193, down nearly 49% year-over-year, but pricing is finding a floor — price per square foot rose for the first time in five quarters. Borrowers are also locking in fixed-rate debt as ARM share on new loans collapsed to just 10%.
